Condo docs are provided to new homeowners at closing. Extra copies are available upon request for $25 per set. A digital copy can be downloaded at the bottom of this page.
Condo Fees
Condo fees are due by the 1st of each month. Please make your checks payable to
"L. J. DiPalma Estates HOA" noting in the memo section the month for which each payment is being made to ensure that your payment is credited appropriately. Our current condo fee is $150.00.
If your condo fee is not in the 62 Juniper mailbox by the 15th of the month you will be assessed a late fee:
1st Offense | $10 fine |
2nd Offense | $10 fine |
3rd Offense or more | $25 for each late payment |
Speed Limit
For everyone's safety, please adhere to the posted speed limit of 10 MPH throughout DiPalma Estates. The Board of Trustees has the power to issue a ticket to any homeowner considered in violation of the posted speed limit. The 1st Offense will be a warning. If the abuse continues, a ticket will be issued and the fine paid with the monthly condo fee. The homeowner may dispute this by attending the monthly Board Meeting and speaking to the Board of Trustees.
Parking
Each home has parking available for 3 vehicles - one in the garage and two in the driveway. If you have guests, or require additional parking of your own vehicles, please feel free to use the parking lot adjacent to our Clubhouse in Phase III.
Parking vehicles on the lawns of our homes or on the sidewalks is not permitted. Our sprinklers are embedded near the edge of our front lawns and can be seriously damaged by vehicles parked over the edge of the driveways onto the grass, resulting in expensive repairs. Additionally, no parking is permitted on the sidewalks as they are for pedestrian use only.
No on street parking is allowed between the hours of 12:00 AM and 7:00 AM beginning November 15th and ending March 15th of each year. If any homeowner feels this will cause a problem during a snowstorm, the board has agreed to allow these individuals to park in the Clubhouse parking lot. Any homeowner who needs to be reminded to remove his/ her vehicle to allow plowing will be notified once, thereafter will have the automobile towed at the owner's expense. Any homeowner found blocking snow plows will be called by a Trustee and asked to move the vehicle within 5 minutes. Failure to move the vehicle will result in the vehicle being towed away at the owner's expense. If a vehicle is removed from a residence on three occasions, it will result in a fine being imposed as follows:

Trash
In order to keep our neighborhood attractive to our visitors, as well as to those who live here, please see that all trash is securely bagged and placed in the designated Trash Toter supplied to you by the Town. The "Trash Toters" can be placed curbside on Tuesday night for the Wednesday pick up.
Pets
We welcome pets in our community, but homeowners must take responsibility for picking up after their dogs so that our lawns, sidewalks and streets remain free of all animal deposits. Please do not place pet waste in the trash can at our mail house.
Exterior Modifications
The success and uniqueness of our community and the increasing value of our individual home can only be maintained by adhering to certain standards in uniformity. Please request approval from the Board of Trustees before making any visible alterations or modifications to the outside of your home. If such pre-review and approval is not given, the cost to bring renovations back to our standards could prove costly to the homeowner.
6-D certificate & selling/refinancing your home
If you should need to refinance or sell your home, please be aware that you will need a 6-D Certificate. This document allows the bank and the new homeowner to know that all of your condo fees have been paid in full. Without a 6-D document you will be unable to sell or refinance your home.
Please give us as much notice as you can if you're selling your home. At a minimum, we'll need 2 weeks' notice. The fee for a 6-D is $75 and can be paid by check dropped in the 62 Juniper mailbox. Your condo fees should be paid current through the end of the month in which you are closing.

Condo questionnaire
Condo questionnaires are also usually required when selling or refinancing your home. Your bank or mortgage company's questionnaire can be completed for a nominal fee of $40, paid by check in the 62 Juniper mailbox.

Insurance
The Board of Trustees does not issue documents for insurance coverage. You or your real estate agent will need to call the insurance company and request a certificate of insurance.
