June 30th, 2026
Irrigation System:
The well water has more iron in it than it has in the past, which is causing the sprinkler heads to clog up within days. We were told that a filtering system would not work, so we are looking into either a new well or switching to Town water. The water valve in Phase two is broken, so we had to shut off the water until we get it fixed. We will keep you updated through the DiPalma website, Facebook page and bulletin board.
Mosquito Spraying:
Central Mass Mosquito Control will be going around the neighborhood to do our annual mosquito spraying service on June 16th after sunset. Homeowners are advised to close their windows during this time. The rain date for spraying will be June 22nd
2026 General Homeowner Meetings:
The quarterly homeowner meetings will be held at the Clubhouse located at 62 Juniper Lane at 8:00 p.m. on the dates below:
- May 5, 2026
- August 4, 2026
- November 3, 2026
Dog Registrations:
Since the Town of Tewksbury requires all dogs six months or older to be registered by March 15 of each year, we ask that you send us a copy of the registration confirmation by March 31 st . You can put a copy in the mailbox for 62 Juniper Lane. If we do not receive a copy by March 31, 2026, we will follow up with individual letters.
Thank you to those residents that have already sent in their dog registrations.
Pursuant to Massachusetts General Law (Chapter 140, Sec. 137) and Town By-Laws Chapter 6.04, any dog six months old or older shall be licensed yearly.
Fall Clean Up/Holiday Decorations
In order for the landscapers to do a proper fall clean up, we ask that homeowners refrain from putting any holiday decorations on the mulch bed and/or lawns until after Thanksgiving
Winter Season
The winter season is approaching, and we have a few reminders.
1. No on street parking is allowed between 12:00 a.m. and 7:00 a.m. from November 15th – March 15th.
2. Please be courteous and refrain from shoveling snow onto the roads.
3. Please do not clear snow off your vehicles in the middle of the roads or at the Clubhouse parking lot and expect the plow to clean it up.
4. There is very limited parking at the Clubhouse, so extended parking is not allowed.

Holiday Decorations
Holiday decorations are allowed; however, it is requested that they be displayed no sooner than one month before the holiday and removed no later than one month after the holiday
Parking while waiting for school buses
Now that school is back in session, please be courteous where you are parking. There is no parking allowed on either side of the entrance to DiPalma Estates (between the Post office and Bus Stop). Kindly park beyond the post office near the train tracks or along the side of 5 and 6 Juniper Lane.

Electric Scooters
We noticed a few electric scooters in the neighborhood and wanted to remind residents (and their guests) that the drivers of these electric scooters should be abiding by the Massachusetts E-Scooter Regulations. We list a couple of the regulations below:
- Anyone operating an e-scooter must abide by all relevant traffic laws and regulations, for example, abiding by the speed limit within DiPalma Estates, stopping at stop signs, staying to the right of the road, etc.
- Anyone riding and e-scooter must wear protective headgear

Trash and Recycling:
Please make sure that your trash and recycling are secured inside the bins on trash day. Some trash and recycling has been blowing around on the streets when it’s windy.
We would also like to point out that, if you have trash and recycling overflowing from week to week, we suggest you obtain an extra trash or recycling bin.

Exterior Maintenance

Just a friendly reminder that it is the homeowner’s responsibility to maintain the upkeep of the outside of their home. It was brought to our attention at the annual meeting that some homeowners are not doing

STOP: Notice to All Residents of DiPalma Estates

The Board has received numerous complaints of drivers going through the stop signs and reckless driving throughout DiPalma Estates. This is a warning to all residents that, as of right now, if you are reported to the Board that you have been seen driving through a stop sign or going well over the 10 mph speed limit, you will be fined by the Board….No questions asked!
Unleashed Dogs

It has been brought to the Board’s attention that there have been dogs off leash on the common areas. As
a reminder to all residents of DiPalma Estates, all dogs must be on a leash if they are on the common area. This is for the safety of the residents and the dogs. This is a warning to all residents that, as of right
now, if you are reported to the Board that your dog is unleashed while on the common area, you will be fined by the Board….No questions asked!
Rental Amendment

This is to inform the DiPalma Estates Homeowners that the Amendment regarding the 10-unit rental cap and exclusion of short-term rentals has passed and was recorded with the Middlesex North Registry of Deeds on February 7, 2023. A copy can be found on our website in the Condo Docs section. To save on costs, we ask that Homeowners print a copy and add it to their copy of the condo documents. If for some reason, you cannot print the recorded amendment, please email the board of trustees through the website, and we will provide a copy to you.
Vehicle parking update
After reviewing the condo docs, The Board of Trustees is clarifying the rule about needing to park vehicles with lettering and commercial vehicles in the clubhouse parking lot.
Homeowners are now permitted to park vehicles in their driveway, regardless of lettering and commercial plate status, as long as the vehicle is a car, van, pickup truck, or motorcycle.
Excessively large vehicles like trailers, dump trucks, etc. are still not allowed.

New procedure for contacting the board
Due to an increased amount of spam and anonymous messages, all homeowners will now need to create an account on this website in order to submit a contact form. It only takes a couple of minutes, and once you're logged in you don't have to type in your name or address when you fill out the form because it's associated with your account. Click here to register. We will be requiring accounts in order to submit the form so we strongly recommend registering now to save time.
New website section
At the top of the page, hover your mouse over (or tap) the Homeowner Information button to see a new dropdown menu. Click (or tap) on Exterior Home Modifications to see the new page. This section lists currently approved modifications you can make to your property. All changes must first be approved, but this will tell you what your options are.
Important parking notice
The board of trustees encourages homeowners to park their cars in their own driveway when possible. The clubhouse parking lot is for temporary overflow when your driveway is full. Lately the lot has been getting full which causes issues with clubhouse rentals. Thanks for helping to keep the lot available for those who need it.
Pool Notice

NOTICE TO ALL RESIDENTS OF DIPALMA ESTATES (HOMEOWNERS AND RENTERS)
Please be advised that it is the homeowner's liability if they decide to have a kiddie pool on their patio or driveway. Please make sure that the water is dumped out and the kiddie pool is removed by the end of the night. Absolutely no pools are allowed on common areas.
